Cabin Retreat in Catskills by the River w/ Hot Tub

House rules: Please make sure that the person booking is 25 years old or older and is present throughout the stay unless approved. No parties or large events unless approved by our team via Airbnb message. Any guests outside of your confirmed booking will be charged $50 per person per night. Underage drinking is not allowed. We are drug free and smoke free Vacation Rental. Not obeying our House Rules can lead to immediate cancellation even during your stay. Please make yourself familiar with the community rules. 1) No boots in the house. 2) All children must be under adult supervision at all times. 3) Upon availability you may check in earlier or check out later with a $35 fee. Any unapproved later checkout (delayed Check out without prior approval, is being charged $25 per hour). 4) Pets are allowed in the house upon approval (Subject to the additional $75 fee). All pets must be under adult supervision at all times. Please be cognizant of others & do not let dogs on the furniture and beds. Also, please do not use any of our towels on dogs. Please, kindly make sure to clean up after your pets. 5) If the fire pit or hot tub is being used, it must be under sober adult supervision at all times. 6) Hot tub: Please, do not add water to the tub as it will change water's PH levels. Water in the hot tub is regularly treated and maintained by our trained cleaning crew. IMPORTANT: Please, shower before going into the hot tub to remove any chemicals from your body. Please, keep the hot tub cover on always when the hot tub is not in use. 7) This is a house in the mountains and there is septic sewage and well water. Please do not discard any waste into the toilet as it may clog the plumbing. 8) We have a gas grill, please do not use charcoal inside a gas grill for your own safety. We do not supply propane gas. Please consider getting it on your way to the Cabin at i.e., gas station. Please note that there are empty gas tanks at the Cabin available for refills. We also do not provide wood for fireplace or firepit, so If you are planning of using them, please bring some with you. 9) If you have additional guests arrive please inform us as it affects your original reservation. 10) Be respectful to the surroundings and the neighbors. Please keep loud music and social events inside of the house after 10 PM. If you're spending time with your group in front of the fire pit or outside past 10 PM, it is fine but keep all noise down to a minimum. 11) Please, do not use hand towels to remove make up. 12) Please do not place WINE GLASSES in the dishwasher, because they will break. 13) Linen: bedding is provided according to the property’s bedding configuration (one kit per bed), as well as one hand towel per bathroom and one bath towel per guest (according to the number of guests that the property accommodates). Washcloths are not provided for sanitary reasons. Washer and dryer are available in case the group feels the need to wash them. Linen shall not be used for cleaning make-up/ floor/etc; 14) Lost and found: we are not responsible for lost/forgotten items, but in case that happens, we will do our best to locate those and ship them back to you. 15) We use a self-catering system. Upon arrival, you’ll find a first use complimentary amenity kit containing: Bathrooms: 2 rolls of toilet paper per bathroom and regular size shampoo, conditioner, body wash. Kitchen Cabinet: one roll of paper towel, extra trash bags (besides the ones on the trash cans), dishwashing detergent, a sponge and a couple of dishwasher pods. We do not provide spices, but usually you may find some left behind by previous guests. Once the amenity kit is over, it is up to the group to provide more for the rest of the stay. 16) Please note that since this is a wood cabin, real candles are not allowed for safety reasons. You’re welcome to bring and enjoy artificial candles instead.
