Please take a few minutes to review our House & Community Rules below — they’re designed to keep everyone safe, comfortable, and in good standing with our lovely community 🌲✨ 👥 GENERAL RULES - The booking guest must be 21 years or older and present for the entire stay, unless otherwise approved. - No parties or large events unless approved by our team via Airbnb message. - No underage drinking, drugs, or smoking inside the home. - Smoking is only allowed outdoors — please dispose of cigarette butts responsibly. ($200 fine if smoking occurs inside). - Violation of house or community rules may result in immediate cancellation, even during your stay. ⚠️ Any community fines, tickets, or complaints related to your stay will be your responsibility as the booking guest. 🚗 COMMUNITY RULES - The speed limit is 25 mph throughout the community. Please drive carefully — tickets can be issued based on license plate registration. - Be respectful of neighbors — no loud music or outdoor gatherings after 10 PM. Quiet enjoyment helps everyone relax. 🚪 GUEST REGISTRATION & ACCESS - If you plan to bring additional guests, please let us know at least 5 days before check-in. - We must submit the full names of all guests to the Community Gate for easy access. - Guests not listed in advance will not be allowed entry by the gate. 🏊 COMMUNITY AMENITIES - If you’d like to use the community amenities, wristbands are $10 per person and can be purchased directly from: 🕗 Office: Mon–Thurs 8AM–4PM, Fri 8AM–6PM, Sat 8AM–2PM 💵 After Hours: Seneca Pool Snack Shack (cash only, Sat after 2PM & Sunday) 📍 Community Office: 95 Highridge Rd 📍 Seneca Pool: 105 Seneca Dr 🐾 PET POLICY - We are pet-friendly with a $75 pet fee per stay. Please get approval for your pet before arrival so we can adjust your reservation and apply the pet fee. - Pets are not allowed on furniture or beds. - Do not use house towels on pets. 🐶 - Always clean up after your furry friends. ♨️ HOT TUB, FIREPLACE & BBQ - All must be used under sober adult supervision at all times. - Do not add water to the hot tub — our cleaning team maintains water chemistry regularly. - Never use charcoal in the gas grill. (A propane tank will be available for refill; we don’t provide propane.) 🔥 FIREWOOD & OUTDOOR FIRES - We do not provide firewood, but it’s available for purchase at most nearby gas stations or convenience stores. - You’re welcome to use fallen branches or small wood pieces found on the property — please do not cut down or damage any trees. - Always make sure the fire is fully extinguished before leaving it unattended. - In case the County or Township enforces a temporary burn ban, we will notify you directly via Airbnb message. This restriction must be strictly obeyed for everyone’s safety. 🧺 HOUSE ETIQUETTE 🚫 No boots inside the house, please. 🧻 Septic system: Only flush toilet paper — no wipes, feminine products, or other items. 🥤 Please recycle — bins are at the driveway entrance. If they’re full, leave bags inside and let us know. 💔 Broken dishes, missing linens, or towels are subject to replacement charges ($25 per item). 🎯 No firearms or shooting on property — please use designated facilities nearby. 💫 Lost & Found: We’ll do our best to locate and return any forgotten items. ☕ EXTRAS & AMENITIES - We provide a Keurig coffee maker - we provide a few coffee pods for the good start of your trip - Linens are provided according to your group size (one set per bed and towel per guest). - Washcloths are not provided for sanitary reasons. - Washer/dryer available for your use. Upon arrival, enjoy a starter kit including: 🧴 Dispenser with: Body Wash, Shampoo, Conditioner & Hand Soaps 🧻 Two rolls of toilet paper per bathroom 🧽 Kitchen sponge, trash bags, dish soap, and a few dishwasher pods. 1 roll of paper towel. (Please note, once these are used up, it’s up to guests to restock during their stay.) 🔇 QUIET HOURS - Outdoor gatherings by the fire pit after 10 PM are fine — just keep noise minimal and be mindful of neighbors. - One courtesy reminder will be given if noise becomes excessive. It is 9.4 acres wide and can go to almost 12 feet deep! Boulder Lake also features a playground area, boat racks and even a volleyball net. Please remember that swimming is allowed when the ropes are put out in early summer. Important Information Location: Beaver & Skyline Drive Hours: 9 A.M - 8 P.M Opens: Early Spring Closes: Late Fall Clubhouse Basketball Court - The basketball court is located right next to our clubhouse and across the way from Main Lake. It is a great area for the kids to play after school! Important Information Location: 95 Highridge Road Hours: Dawn to Dusk Opens: Early Spring Closes: Late Fall Fishing Lake - Fishing Lake is 3.3 acres wide and 4 and a half feet deep and is a favorite for fishing! In fact, every year we hold our annual Fishing Derby at this very lake! Important Information Location: Mountain Road Hours: 9 A.M - 8 P.M Opens: Early Spring Closes: Late Fall IMLCA Clubhouse - Main Lake Main Lake is our largest lake in the development that spans 45 acres! It is also 4 ft deep and has a great fish life for our avid fisherman (permits required)! There are also several different playgrounds for our younger members. Please keep in mind that the ropes are not put out for swimming until early summer. Includes a smaller kiddie pool for younger children. Important Information Location: Seneca Trail Hours: 11 A.M - 7 P.M Opens: Early Summer Closes: Labor Day Twin Lake - Twin Lake is 3.5 acres wide and can go to be almost 6 feet deep. A great place to take a peaceful walk! Important Information Location: Twin Lake Road Hours: 9 A.M - 8 P.M Opens: Early Spring Closes: Late Fall - Watauga Lake Watauga may be our smallest lake at .6 acres, but it is still fun for our fisherman, nature enthusiasts and families! Watauga also features a small playground area. Important Information Location: Watauga Lane Hours: 9 A.M - 8 P.M Opens: Early Spring Closes: Late Fall Winding Way Basketball Court - Our 2ND basketball court is perfect for new and advanced players! Just remember to bring your own ball! Important Information Location: Winding Way Pool Opens: Early Spring Closes: Late Fall Winding Way Pool - 2nd OUTDOOR POOL - Our smaller pool, but still fun for everyone! There is no kiddie pool at this location.
