House Rules Please make sure that someone in your party is 25 or older. No parties or large events unless approved by our team via Airbnb message. Any guests outside of your confirmed booking will be charged $50 per person per night. Underage drinking is not allowed. We are a drug-free and smoke-free Vacation Rental. Not obeying our House Rules can lead to immediate cancellation even during your stay with no refund. Please, be aware that we are located withing an open community with its own rules and regulations, and we will be requiring you to provide us with some basic information and asking you to sign a Crime Release Addendum as per our Community Requirement. - Primary guest must be 25+ and present during the stay - If you have additional guests arrive please inform us at least 3 days before your check in day - No parties, underage drinking, drugs, or indoor smoking - Quiet hours after 10 PM outdoors - Pets welcome with fee & prior notice (no pets on beds/furniture) - Propane grill only — do not use charcoal inside a gas grill for your own safety (We do not provide propane gas for grill and gas fire pit but there will be tanks available for refill if needed. We always recommend checking first if there is any gas left ) - No boots inside the house - Only flush toilet paper — septic system in use - We have a Keurig coffee maker. Please note, that we do not provide coffee pods so if you're a coffee drinker, you must bring them with you - Damage, missing items, or fines will be charged to the booking guest - Please, just keep in mind that we do not allow smoking in the house. Additional $200 will be charged to the group if the rule is broken. We do allow outside smoking, please just make sure to clean up the cigarette residuals after yourself. - Linen: bedding is provided according to the property’s bedding configuration (one kit per bed), as well as one hand towel per bathroom and one bath towel per guest (according to the number of guests that the property accommodates). Washcloths are not provided for sanitary reasons. Washer and dryer are available in case the group feels the need to wash them. Linen shall not be used for cleaning make-up/ floor/etc; - Please be aware that we do not provide wood for the outside firepit - Please note that our property offers a Level 1 EV charging option only, which is a standard outdoor electrical outlet. Guests must bring their own compatible charging cable/equipment. -Lake Rules: Please note that swimming in the lake is not allowed. We kindly ask all guests to respect this community rule and enjoy the beautiful lake views from the shore or the deck. Essentials Provided Bathrooms: Body wash, shampoo, conditioner Kitchen: 1 roll of Paper towel, dish soap, sponge, trash bags, dishwasher pods Coffee pods & spices are not provided. Lost & Found We are not responsible for lost/forgotten items, but in case that happens, we will do our best to locate those and ship them back to you. Early Check-In / Late Check-Out Available for $35, based on availability. Please request in advance.
