Spacious 4BR Escape Pool, Hot tub, Sauna & Game Room

Please keep in mind: Please make sure that the person booking is 25 years old or older and is present throughout the stay unless approved. No parties or large events unless approved by our team via Airbnb message. Underage drinking is not allowed. We are drug free and smoke free Vacation Rental. Not obeying our House Rules or Community Rules can lead to immediate cancellation even during your stay. Please make yourself familiar with the community rules. Any fines, tickets or complaints made by the neighbors or community will be sent directly to you and if there are any fees the person booking is fully responsible. Garbage is picked up on Monday morning if your stay overlaps in Monday if you may please place an garbage bins to the front of the driveway for pick up on Sunday evening or early Monday morning and returned afterwards. If it is a holiday please do it the following day. It will be greatly appreciated and keep the animals away. House Rules: 1) If you have additional guests arrive please inform us at least 5 days before your check in day - Full Names of all guests need to be submitted to the Community Gate for Easy Access. Please, note that any names that you did not inform us of, will not be let into the community, and it it outside of our abilities to let them in. 2) Please keep in mind that we are located in the Community and we all must obey the community rules. Community Rules & Regulations: Governing Documents - PEPOA The Community has a speed limit of 25 - please be cognizant of your speed within the community they can send tickets based on your registration. 3) All guests shall have there pass with them at all times. 4) No boots in the house. 5) PET POLICY: We are a Pet Friendly but we have a pet fee, and if you are planning of bringing your fury friend with you, please let us know in advance so we can adjust your reservation accordingly. Please be cognizant of others & do not let dogs on the furniture and beds. Also, please do not use any of our towels on dogs. 6) Upon availability you may check in earlier or check out later with a $35 fee. 7) All children must be under adult supervision at all times. 8) SAUNA - To use the sauna please set the timer to 1 and temp to “max” and let it preheat for at least 10-15min. Use the Sauna under the supervision of an adult and not under the influence of any drugs or alcohols. We recommend using it in pairs or more to avoid any accidents. 9) We do have Drip Coffee Maker. Please, keep in mind that we do not provide coffee or coffee filters, so if you are a coffee drinker, make sure that you bring it with you. 10) If the fireplace OR hot tub is being used, it must be under sober adult supervision at all times. 11) Any broken dishes or glasses, ruined/missing towels or/and sheets are subject to additional charges ($25 per item). 12) This is a house in the mountains and there is septic sewage and well water. Please do not discard any waste into the toilet as it may clog the plumbing and subsequent fees will apply. 13) We have a gas grill, please do not use charcoal inside a gas grill for your own safety. (We do not provide propane gas but there will be a tank available for refill) 14) Please do not bring guns to shoot or fireworks on our lands, please use the proper local facilities. 15) Be respectful to the surroundings and the neighbors. Please keep all music and social events inside of the house after 10 PM. If you're spending time with your group in front of the fire pit or outside past 10 PM, it is fine but keep all noise down to a minimum. Only one warning will be given. 16) Please, just keep in mind that we do not allow smoking or vaping in the house. Additional $200 will be charged to the group if the rule is broken. We do allow outside smoking, please just make sure to clean up the cigarette and smoking residuals after yourself. 17) Linen: bedding is provided according to the property’s bedding configuration (one kit per bed), as well as one hand towel per bathroom and one bath towel per guest (according to the number of guests that the property accommodates). Washcloths are not provided for sanitary reasons. Washer and dryer are available in case the group feels the need to wash them. Linen shall not be used for cleaning make-up/ floor/etc; 18) Lost and found: we are not responsible for lost/forgotten items, but in case that happens, we will do our best to locate those and ship them back to you. 19) We use a self-catering system. Upon arrival, you’ll find a first use complimentary amenity kit containing: Bathrooms: Each bathroom have regular size dispensers with Body wash, shampoo and conditioner and should be enough for your entire stay. Kitchen Cabinet: one roll of paper towel, extra trash bags (besides the ones on the trash cans), dishwashing detergent, a sponge and a couple of dishwasher pods. We do not provide spices, but usually you may find some left behind by previous guests. 20) Hot Tub – Please keep It covered at all times when not in use. No glass, food or drinks should be around the hot tub or pool. Please have proper swimming attire inside the hot tub as well as conduct proper spa procedures including taking a shower before entering the hot tub. If the hot tub is left dirty or water unusable and a change drainage is required there will be a $200 fee charged to the responsible party. Sober Adult Supervision must be present during the use of the hot tub. 21) Pool – Please follow all hot tub rules. Pool is not heated and only open throughout Memorial Day to Labor Day unless confirmed with the host before hand. Sober Adult Supervision must be present during the use of the pool.
