Welcome to Our Home – House Rules & Guidelines We’re excited to host you and hope you enjoy your stay! To ensure a safe and enjoyable experience for everyone, please take a moment to review the following house and community rules. By booking, you agree to follow these guidelines. GENERAL RULES - The person booking must be 25 years or older and present throughout the stay, unless otherwise approved by us. - No parties or large events allowed unless approved in advance through Airbnb messaging. - No underage drinking, drugs, or smoking inside the home. - Failure to follow house or community rules may result in immediate cancellation, even during your stay. - Any fines, tickets, or complaints from neighbors or the community will be the responsibility of the booking guest. GUEST & COMMUNITY POLICIES 1. Guest Registration: -Please notify us at least 5 days before check-in if you have any additional guests. -Full names (Just as shown on your IDs) are required to register them with the community gate. -Unregistered guests will not be allowed entry, and we cannot assist with access. 2. COMMUNITY RULES -The property is located in a quiet residential community. -Speed limit is 25 MPH — speeding tickets may be issued based on your vehicle’s registration. 3. COMMUNITY AMENITIES ACCESS: If you are planning to use the Association amenities, wristbands are $10 per person and can be purchased directly at the community office: Mon–Thurs: 8 AM – 4 PM Friday: 8 AM – 6 PM Saturday: 8 AM – 2 PM After 2 PM on Saturday and all day Sunday, wristbands can be purchased at the Seneca Pool Snack Shack (cash only). Community Office Address: 95 Highridge Rd Seneca Pool Address: 105 Seneca Dr INSIDE THE HOUSE: 4. No boots indoors — please remove them at the entrance. 5. Fireplace & Hot Tub - Must be used only under sober adult supervision. 6. Children must be supervised by an adult at all times. 7. Keurig Coffee Maker is available — please bring your own coffee pods. 8. Smoking is not permitted indoors. - Smoking outdoors is allowed, but please dispose of cigarette butts properly. - A $200 cleaning fee applies if smoking is detected inside. 9. PETS: - We are pet-friendly with a $75 pet fee per stay. - Please inform us in advance if bringing a pet. - Pets are not allowed on furniture or beds. - Do not use house towels on pets. 10. RECYCLING & TRASH: - Please sort recyclables and place trash in the bins located inside the wood shed by the driveway. - Do not overflow bins; if full, leave bags inside and notify us. 11. SEPTIC SYSTEM: - Please do not flush anything other than toilet paper to avoid damage. 12. GRILL USE: - A gas grill is provided — do not use charcoal in it. - Propane tank is available but not provided filled. Respect for Property & Neighbors 13. NOISE & OUTDOOR SPACES: - Keep outdoor noise to a minimum after 10 PM. - Enjoy the fire pit or hot tub quietly late at night — one warning only will be given for noise complaints. 14. FIREARMS: - Please do not bring firearms or discharge weapons on the property. Cleaning, Linen & Amenities 15. TOWELS & LINEN: - One set of bedding per bed and one bath towel per guest are provided. - Hand towels are in each bathroom. - Washcloths are not provided for hygiene reasons. - Washer and dryer are available for your use. - Please do not use towels for makeup removal or cleaning floors, etc. 16. DAMAGE or LOSES: - Guests may be charged for broken dishes, missing linens, or damaged property. 17. LOST & FOUND: - We are not responsible for lost items but will do our best to help locate and return anything left behind. 18. SELF-CATERING SETUP - A starter kit is provided, including: Bathrooms: Shampoo, conditioner, and body wash dispensers in each bathroom. Kitchen: 1 Paper towel roll, trash bags, dish soap, sponge, and a few dishwasher pods. Coffee, spices, and other pantry items may or may not be available — feel free to bring your own. 19. FIREWOOD AND PELLET USE: -We offer unlimited access to our firewood supply for a one-time $25 convenience fee. Thank you for using all fire features safely and as intended! 20. PRIVATE POOL HOUSE RULES: We’re happy to share our private pool with you during your stay! To keep it safe and enjoyable for everyone, please follow these simple guidelines: - Use the pool at your own risk – there is no lifeguard on duty. - Children must be supervised by an adult at all times. - No diving, running, or rough play in or around the pool. - No glass containers near the pool for safety reasons. - Proper swimwear is required – no street clothes or regular diapers (swim diapers only). - Please shower before entering the pool to keep water clean. - No pets in the pool. - No smoking in the pool area. - Quiet hours begin at 10 PM – please keep noise to a minimum if using the pool in the evening. - Please do not tamper with pool equipment. OUR Wood Burning Hot tub is open and available for our guests' use all year round. Our inground pool, is open Memorial Day Week - Labor Day Week - weather permitting. The opening and closing dates may very, so please message us first if you're booking mainly for the purpose of using the pool. It is also 4 ft deep and has a great fish life for our avid fisherman (permits required)! There are also several different playgrounds for our younger members. Please keep in mind that the ropes are not put out for swimming until early summer. Important Information Location: Beach - Highridge Road Hours: 9 A.M - 8 P.M Opens: Early Spring Closes: Late Fall Seneca Pool - BOULDER LAKE Boulder Lake is the fan favorite among our members! It is 9.4 acres wide and can go to almost 12 feet deep! Boulder Lake also features a playground area, boat racks and even a volleyball net. Please remember that swimming is allowed when the ropes are put out in early summer. Important Information Location: Beaver & Skyline Drive Hours: 9 A.M - 8 P.M Opens: Early Spring Closes: Late Fall Clubhouse Basketball Court - The BASKETBALL COURT is located right next to our clubhouse and across the way from Main Lake. It is a great area for the kids to play after school! Important Information Location: 95 Highridge Road Hours: Dawn to Dusk Opens: Early Spring Closes: Late Fall Fishing Lake - FISHING LAKE is 3.3 acres wide and 4 and a half feet deep and is a favorite for fishing! In fact, every year we hold our annual Fishing Derby at this very lake! Important Information Location: Mountain Road Hours: 9 A.M - 8 P.M Opens: Early Spring Closes: Late Fall IMLCA Clubhouse - OUTDOOR POOL - A great place to spend a hot afternoon with family and friends! Includes a smaller kiddie pool for younger children. Important Information Location: Seneca Trail Hours: 11 A.M - 7 P.M Opens: Early Summer Closes: Labor Day Twin Lake - TWIN LAKE is 3.5 acres wide and can go to be almost 6 feet deep. A great place to take a peaceful walk! Important Information Location: Twin Lake Road Hours: 9 A.M - 8 P.M Opens: Early Spring Closes: Late Fall - WATAUGA LAKE Watauga may be our smallest lake at .6 acres, but it is still fun for our fisherman, nature enthusiasts and families! Watauga also features a small playground area. Important Information Location: Watauga Lane Hours: 9 A.M - 8 P.M Opens: Early Spring Closes: Late Fall Winding Way Basketball Court - Our 2ND basketball court is perfect for new and advanced players! Just remember to bring your own ball! Important Information Location: Winding Way Pool Opens: Early Spring Closes: Late Fall Winding Way Pool - 2nd OUTDOOR POOL - Our smaller pool, but still fun for everyone! There is no kiddie pool at this location.
