Pocono Country Place Getaway w/Hot Tub & Fire Pit

Please make sure that the person booking is 25 years old or older and is present throughout the stay unless approved. No parties or large events unless approved by our team via Airbnb message. Underage drinking is not allowed. We are drug free and smoke free Vacation Rental. Not obeying our House Rules or Community Rules can lead to immediate cancellation even during your stay. Please make yourself familiar with the community rules. The home is located in a private, gated community and you will need to check in with the office first (123 Country Pl Dr, Tobyhanna) before going through the gate, so please have your IDs ready. Only the registered drivers that you previously informed us of, will have to first stop by the office with their valid Driver License and Car Registration, in order to get a community pass which will give you access in and out the community at any time. Only guests that were provided to us are allowed inside. No one else will be allowed inside as we have to send the list to the security at least 2 business days before your check in day. Any fines, tickets or complaints made by the neighbors or community will be sent directly to you and if there are any fees the person booking is fully responsible. House Rules: 1) If you have additional guests arrive please inform us at least 5 days before your check in day - Full Names of all guests need to be submitted to the Community Gate for Easy Access. Please, note that any names that you did not inform us of, will not be let into the community, and it it outside of our abilities to let them in. As per Community Requirement, we will need a Crime Release Addendum to be signed by the person responsible for the reservation before your stay. The guest, he will not provide us with above information at least 5 business days before check in date, will be responsible for $80 late fee charged by Community Office. 2) Please keep in mind that we are located in the Community and we all must obey the community rules. Link with Community Rules & Regulations together with the Community Map will be provided to you after booking. The Community has a speed limit of 25 - please be cognizant of your speed within the community they can send tickets based on your registration. 3) Our community has multiple amenities which can be available for you to use with daily passes, which can be obtained at the Welcome Center with a $25 fee per pass. 5) No boots in the house. 6) PET POLICY: Pets are allowed with an additional $25 fee. 7) Upon availability you may check in earlier or check out later with a $35 fee. 8) All children must be under adult supervision at all times. 9) Hot tub: Please, do not add water to the tub, nor any chemicals of soaps as it will change water's PH levels. Water in the hot tub is regularly treated and maintained by our trained cleaning crew. 10) We do have a regular drip coffee maker. Please, keep in mind that we do not provide coffee, so if you are a coffee drinker, make sure that you bring it with you. 11) If the fireplace, hot tub or firepit is being used, it must be under sober adult supervision at all times. Please, keep the fire pit covered at all times while in use. NOTE: We do not provide wood, so if you're planning of using it, please make sure you bring it with you 12) Any broken dishes or glasses, ruined/missing towels or/and sheets are subject to additional charges. If anything was broken, We would appreciate if you let us know about it 13) This is a house in the mountains with a very sensitive plumbing and water system. Please do not discard any waste into the toilet as it may clog the plumbing and subsequent fees will apply. 14) We have a gas grill, please do not use charcoal inside a gas grill for your own safety. (We do not provide propane gas but there will be a tank available for refill) 15) Please do not bring guns to shoot on our lands, please use the proper local facilities. 16) Be respectful to the surroundings and the neighbors. Please keep loud music and social events inside of the house after 10 PM. If you're spending time with your group in front of the fire pit or in a hot tub past 10 PM, it is fine but keep all noise down to a minimum. Only one warning will be given. 17) Please, just keep in mind that we do not allow smoking in the house. Additional $200 will be charged to the group if the rule is broken. We do allow outside smoking, please just make sure to clean up the cigarette residuals after yourself. 18) Linen: bedding is provided according to the property’s bedding configuration (one kit per bed), as well as one hand towel per bathroom and one bath towel per guest (according to the number of guests that the property accommodates). Washcloths are not provided for sanitary reasons. Washer and dryer are available in case the group feels the need to wash them. Linen shall not be used for cleaning make-up/ floor/etc; 19) Lost and found: we are not responsible for lost/forgotten items, but in case that happens, we will do our best to locate those and ship them back to you. 20) We use a self-catering system. Upon arrival, you’ll find a first use complimentary amenity kit containing: Bathrooms: one roll of toilet paper and regular size dispensers with shampoo, conditioner, body wash & lotion per one Full Bathroom; Kitchen Cabinet: 2 rolls of paper towel, extra trash bags (besides the ones on the trash cans), dishwashing detergent, a sponge and a couple of dishwasher pods. We do not provide spices, but usually you may find some left behind by previous guests. Once the amenity kit is over, it is up to the group to provide more for the rest of the stay.
