The Hooga House is designed for slow mornings with coffee under a blanket, relaxing sauna sessions, cozy conversations by soft lights, and simple moments that help you recharge. Perfect for couples, friends, or small groups seeking peace and connection. This is not a party house — it’s a Hooga escape where you slow down, breathe, and truly unwind. 🏡 THE HOOGA HOUSE EXPERIENCE The Hooga House is a thoughtfully designed cabin where comfort meets style. Every space was created to embrace the Hooga feeling — warm lighting, cozy textures, and inviting spaces to relax. Whether you're enjoying a quiet evening by the fireplace, playing games with friends, or stepping outside for fresh mountain air, the home encourages you to slow down and enjoy the moment. 🛋️ INSIDE THE HOOGA HOUSE You will enter the home through the main entrance on the right side using a convenient smart lock. The first room you step into is a small entry area that also serves as a laundry space with cabinets and a locked owner’s closet. There is space to hang coats and get settled before stepping further into the home. Through the next set of doors, you’ll enter the main house. On the right side are two comfortable bedrooms, while directly ahead is a stylish full bathroom with a tub and shower combination. The first door on the left is a coat closet, and past it a short hallway opens to the rest of the Hooga House. The first bedroom features a queen bed, TV, closet, and a peaceful backyard view. The second bedroom offers a king bed, TV, closet, and another relaxing backyard view — perfect for unwinding after a day exploring the Poconos. Additional sleeping arrangements are available on a blow up air mattress located in the closets of the bedrooms. As you continue through the hallway, the space opens into the heart of the Hooga House — a beautiful open-concept living, kitchen, and dining area with high wooden ceilings that create a warm cabin atmosphere. On the right side is the cozy living room with a comfortable couch, electric fireplace, TV, and a basket of games — the perfect place for classic Hooga evenings. On the left side you’ll find a fully equipped kitchen with an eat-in island and coffee station, along with a dining area that comfortably seats four. Straight ahead, sliding doors lead outside to the porch. 🌿 HOOGA PORCH VIBES The front porch is designed for relaxing mornings and peaceful evenings. Enjoy egg chairs with a side table, outdoor dining area, and a gas BBQ, all surrounded by soft string lights that create a warm Hooga glow at night. The porch can also be accessed from the driveway via the front steps. 🔥 THE HOOGA BACKYARD The backyard is an entertainment haven while still maintaining the relaxing Hooga atmosphere. Enjoy the hot tub, sauna, cozy egg swings, and multiple spaces to gather and unwind. There is also a separate log shed/game room area with TV, shuffleboard, darts, and karaoke, making it a fun place to spend evenings with friends or family. An outdoor TV adds another cozy touch for movie nights under the stars. 📍 LOCATION The Hooga House is located in the Towamensing Trails community in Albrightsville, right in the heart of the Pocono Mountains. House Rules

🏡 House Rules – The Hooga House To help everyone enjoy a relaxing stay and keep the cabin cozy for future guests, please review the house rules below. 👥 Guest Registration As required by the community HOA, all guests must complete a short registration form prior to check-in. This form collects the full names and ages of all guests staying at the property, as well as vehicle information (make, model, and license plate) for all cars entering the community. This allows us to properly register your stay with the Community Office. Please complete the form when requested to ensure smooth access to the community. 🔞 Minimum Age Requirement The primary renter must be at least 25 years old. Exceptions may be considered on a a case-by-case basis—please reach out if you are under 25. 👟 No Outdoor Footwear Indoors To help keep the cabin clean and cozy, please remove boots and dirty shoes before entering the house. 🚫🐾 No Pets Allowed Unfortunately, pets are not permitted at this property. ⏰ Early Check-In / Late Check-Out When availability allows, early check-in or late check-out may be arranged for a $35 fee. This must be requested and confirmed with us in advance. 👶 Child Supervision For safety reasons, children must be supervised by an adult at all times, especially around amenities such as the hot tub, sauna, and fireplace. ☕ Coffee Maker The cabin includes a Keurig coffee maker for your convenience. Please note that coffee pods are not provided, so feel free to bring your favorite blend. 🔥 Fireplace Safety The fireplace must be operated only under sober adult supervision. 🚽 Septic & Well Water System The property operates on a septic and well water system. Please flush only toilet paper. Do not flush wipes, hygiene products, or food waste, as this can clog the system and may result in additional charges. 🍔 Grill Use A gas grill is available for guest use. Please do not use charcoal. A propane tank is provided, but gas is not guaranteed to be full and may need to be refilled if empty. 🔇 Noise & Quiet Hours Please respect our neighbors. • All loud music and group activities must move indoors by 10 PM. • Outdoor gatherings after 10 PM are allowed, but noise must be kept to a minimum. • Only one warning will be issued for excessive noise. 🚭 Smoking Policy Smoking is strictly prohibited indoors. A $200 fee will apply if this rule is violated. Outdoor smoking is allowed—please dispose of cigarette butts properly. ♨️ Hot Tub Policy For everyone’s safety and to maintain water quality, please follow these hot tub guidelines: • Shower before entering to help keep the water clean. • No glass, food, or alcohol containers in or around the hot tub. • Maximum occupancy should not exceed the tub capacity. • Children must always be supervised by an adult. • Do not use the hot tub if you are intoxicated or under the influence. • Do not add soaps, oils, bath bombs, or any chemicals to the water. • Please replace the cover after each use to maintain heat and cleanliness. • Do not sit or stand on the hot tub cover. • If hot tub water becomes unusable and requires draining and refilling, a $100 service fee will apply. 🧖 Sauna Rules Please follow these guidelines to ensure a safe and enjoyable sauna experience: • No shoes inside the sauna. • Always sit or lay on a towel to keep benches clean. • Do not bring food, drinks, or glass inside the sauna. • Do not pour anything other than small amounts of clean water on the stones (if applicable). • Limit sessions to 15–20 minutes and allow the sauna to cool between uses. • Children must be supervised by an adult at all times. • Do not touch the heater or stones while the sauna is operating. • Turn the sauna off after use. 🧺 Linen Policy We provide the following for your stay: • One bedding set per bed • One hand towel per bathroom • One bath towel per guest For sanitary reasons, washcloths are not provided. A washer and dryer are available for guest use. Please do not use towels for makeup removal, cleaning floors, or similar purposes. 🔍 Lost & Found While we cannot guarantee recovery of forgotten items, we will do our best to locate and return them if possible. 🧴 Starter Amenity Kit We provide a small starter supply of essentials: • 2 rolls of toilet paper • 1 roll of paper towels • A few trash bags (extras in kitchen cabinet) • Dishwashing detergent, sponge, and a few dishwasher pods • Shower gel, shampoo, and conditioner Please note we do not provide spices.
